Refinish or install
- Refinishing covers sanding, stain, and finish coats, plus spot board repairs. A floor that has been sanded many times may be better as a screen and recoat. We say so in the written quote.
- Installation of new hardwood or engineered flooring is more often treated as an alteration. Many co-ops ask for a sound-rated underlayment and a rug rule. We read the alteration agreement before we quote.
- Order of work. Paint first, floors last, then baseboard touch-ups, so ladders never sit on a fresh finish.
